Bathroom Renovations in KZN: Why the Suburb You Search From Changes Everything
TVS tracked bathroom renovation queries across Durban, Umhlanga, and Durban North on 8 August 2026. The results reveal a striking geographic split: the generic Durban query has no local pack and an Instagram page at position 1, while suburb-specific queries return functioning Maps results and a completely different organic leader.
Bathroom renovation is a high-consideration purchase. The buyer is typically researching for weeks, gathering photos, getting multiple quotes, and making decisions based on portfolio quality and local knowledge. It is also a category where a business’s ability to be found at the research stage — before any contact has been made — determines whether they are in the consideration set at all.
TVS tracked three bathroom renovation queries in KwaZulu-Natal on 8 August 2026: “bathroom renovation Durban,” “bathroom renovations Umhlanga,” and “bathroom renovations Durban North.” The data shows a level of geographic sensitivity in the results that most businesses in this category have not accounted for — and a structural gap in the main Durban query that represents a significant missed opportunity for local operators.
The Durban query has no local pack
The “bathroom renovation Durban” query returns no Google Maps results. No local pack appears. This is notable because bathroom renovation is precisely the kind of service-area business that would typically trigger a Maps result — it is location-specific, transactional, and performed at the customer’s address.
Google suppresses the local pack when it determines that the Map results it can surface would not adequately serve the query intent, or when the geographic intent of the query is too broad to return confident local results. “Bathroom renovation Durban” covers the entire metro area — Durban covers roughly 2,300 square kilometres. The signal is not specific enough to anchor the Maps results to a defined area.
The practical consequence: a bathroom renovation business with a well-maintained Google Business Profile, strong review record, and accurate service area will not appear for the highest-volume generic Durban query in the Maps format. They are invisible on Google Maps for the query their most commercially valuable potential customers are using — not because they have done anything wrong, but because the query geography is too broad.
Instagram holds position 1
The organic result at position 1 for “bathroom renovation Durban” is instagram.com — specifically, the Instagram profile of Durban Renovations PTY Ltd, a renovation business with 520 followers. This position has been stable across multiple monitoring runs.
The business ranks at position 1 for one of the most commercially valuable renovation queries in the Durban metro on Google Search, using a platform they do not own, via a page that could be made inaccessible or deprioritised by Instagram at any time. The business has no organic presence on its own domain in the top 10 results.
This pattern — social media profiles outranking business websites for commercial intent queries — is consistent with what TVS observes across renovation and interior services categories in KZN. Instagram’s domain authority allows its profile pages to compete for transactional queries that individual business domains cannot reach. The business benefits in the short term. The long-term risk is that the ranking is hosted on infrastructure they do not control.
CTM entered the top 20
Between the previous run (6 August) and this run, ctm.co.za entered the top 20 for “bathroom renovation Durban” at position 2. CTM is a national tiles and bathroom retailer. Its listing refers to a “Bathroom Installation Service” — a renovation offering attached to a product retail business.
CTM’s entry at position 2, immediately below the Instagram result and above Snupit and Gumtree, is a material event. The national retailer is now positioned as the second result a Durban searcher encounters when they look for bathroom renovation services. The platform for its listing is its own domain — not an aggregator. And CTM’s domain authority, built across a national retail business, makes its presence structurally difficult for smaller operators to compete against on the head term.
What drove the entry is not visible in this run’s data — no on-site change was detected. It may reflect a content update, an increase in the page’s authority, or a shift in Google’s weighting for commercial intent at position 2 on this query.
Aggregators and directories in positions 3 through 6
Below CTM, the “bathroom renovation Durban” result page includes:
- Position 3: snupit.co.za (down from position 2 in the previous run, displaced by CTM)
- Position 4: gumtree.co.za (down from position 3, dropping out of the top 3 threshold)
- Position 5: createandrenovate.co.za (down from 4)
- Position 6: homestars.com
The homestars.com result at position 6 is worth noting: HomeStars is a Canadian contractor review platform. Its appearance at position 6 for a Durban renovation query illustrates a broader dynamic in South African home improvement search — platforms from international markets with high domain authority can capture South African local search positions by publishing structured location-specific directory pages without having any genuine connection to the market. HomeStars has no active South African users in meaningful numbers. But its domain weight is sufficient to outrank local Durban businesses.
Position 7: aquafix.co.za — down two positions from its previous position 5.
The Umhlanga results are completely different
Search “bathroom renovations Umhlanga” and the result is an almost entirely different list of businesses, led by a different organic winner.
Position 1 for “bathroom renovations Umhlanga” is createandrenovate.co.za — a Durban North and Umhlanga renovation specialist — which appears at a stable position 1 and has held this position across multiple monitoring runs. The same domain appears at position 5 on the generic Durban query. Adding the geographic modifier “Umhlanga” promotes it from position 5 to position 1.
This is because createandrenovate.co.za has built location-specific content targeting Durban North and Umhlanga explicitly. Its website, its page copy, and its structured data all signal that Durban North and Umhlanga are its primary service areas. Google’s response to a location-qualified query is to surface the business that has most clearly claimed that geography.
The Umhlanga query also returns a functioning local pack — three Google Maps results. This occurs because “Umhlanga” is a specific suburb with defined geographic boundaries, allowing Google to anchor the Maps results with confidence. The top three Maps results for Umhlanga are different businesses from those who would appear (if they appeared at all) for the generic Durban query.
The Durban North results follow the same pattern
“Bathroom renovations Durban North” returns createandrenovate.co.za at position 1, followed by instagram.com at 2, snupit at 3, bellisimoprojects.co.za at 4, and a Facebook group post at 5. Facebook group posts appear at positions 5, 8, and 9 across the Durban and Durban North result pages — posts from community groups serving the Umhlanga/Durban North area, indexed and ranked by Google as locally relevant content.
The local pack for “bathroom renovations Durban North” shows three Maps results: Bellissimo Bathrooms (bellissimokzn.co.za, 5 stars, 3 reviews), RK Home Improvements (rkhomeimprovements.co.za, 4.2 stars, 38 reviews), and a third business with no website linked on its Google Business Profile. The Maps results are active, but the review counts are low — Bellissimo Bathrooms holds the top Maps position with just 3 reviews.
What the geographic split means for local operators
The data from this run makes the geographic targeting requirement concrete:
A bathroom renovation business that has produced a single “bathroom renovations Durban” page is competing for a broad query with no local pack, an Instagram page at position 1, a national retailer entering at position 2, and an aggregator set from position 3 downwards. Their direct business domain is competing against entities that have structural authority advantages.
The same business, if it produces specific pages targeting “bathroom renovations Umhlanga,” “bathroom renovations Durban North,” “bathroom renovations La Lucia,” and so on — with content that addresses those areas specifically — is competing in a smaller query space where the aggregators are thinner, the local pack appears, and the leader (createandrenovate.co.za) achieved position 1 with a website rather than a social media profile.
The total search volume across all the specific suburb queries is comparable to or greater than the volume of the head term “bathroom renovation Durban.” The difference is that it is accessible.
The review floor in the local pack
One consistent observation across the bathroom renovation Maps results: review counts are low relative to other service trades. The top Maps position for Umhlanga (HeFix Building, 18 reviews) and for Durban North (Bellissimo Bathrooms, 3 reviews) would not hold those positions in trades like plumbing, cleaning, or electrical, where Maps leaders typically hold 100+ reviews.
In the bathroom renovation category, Maps positions are held by businesses with review counts in the single digits to low double digits. The category has not yet competed itself to the point where review volume is the determining factor in local pack position. For businesses in this market, that represents a shorter path to Maps visibility than most comparable service categories.
